Riparian rights
Riparian rights are the common-law rights of property owners whose land is adjacent to a body of water. In Florida these rights include reasonable access to the water, including a dock-access cut through native shoreline vegetation. The exemption typically covers a corridor 30 ft wide or less; broader native-vegetation clearing falls outside the exemption and may require an Environmental Resource Permit. Riparian rights do not extend to invasive removal — those are separately regulated under FAC 5B-64.
